A Tenants Guide
We can offer you a range of different properties across the
Greater Manchester area and publish a regularly updated list of available
properties which we can send you on request. References When you have found the property you wish to rent, you will be required to complete an application form which will enable us to obtain the following references on your behalf:
In the case of self-employed applicants, a solicitors and
accountants reference also may be required. The Tenancy Agreement Before the lease begins we will send you a draft Tenancy Agreement for your perusal. The clauses contained therein cannot be altered unless specific permission from the landlord is obtained which may delay the commencement date. The cost of the lease is included in your application fee. If the lease is extended after the initial period, a charge of £30.00 plus VAT (£35.25) is made for preparation of the appropriate documentation. The Deposit A deposit equivalent to one months rent is payable upon commencement of the lease and this is held by Redwaters Residential Lettings and Property Management against dilapidations or any breach of contract by the tenant. No interest is paid to either party on the deposit held. Commencement of the Lease Once satisfactory references are received and a commencement date for the lease agreed, you will be required to attend at the office in order to sign the Tenancy Agreement. Before this date, we will have advised you as to what monies are required to be paid on that day, these being as follows:-
These initial monies can only be paid in CASH, BANKERS DRAFT OR BUILDING SOCIETY CHEQUE. We will not accept personal cheques. Please make payment to Redwaters Residential Lettings and Property Management. Future rental payments will be made via STANDING ORDER and a form will be provided for you to complete and return to the office. The Inventory and Schedule of Condition
Normally, you will be required to check through and inventory of the
property with either ourselves or the landlord. Tenants Obligations The tenants are obliged to maintain the property at all times and to take all reasonable precautions in terms of security and in the winter months to prevent pipes from freezing. Further obligations are confirmed in the Tenancy Agreement. Redwaters Obligations We are employed as the landlords agents in different ways, which can affect your tenancy. These are usually:-
Tenants should clarify with Redwaters Residential Lettings and Property Management as to which service applies to the property they intend to rent. Usually, with A. and B. all repairs/queries are dealt with directly by the landlord and in C. by ourselves as managing agent. Keys You will be provided with one set of keys. Permission is required to have duplicates made which should be surrendered at the end of the lease. If keys are not returned, the locks may be changed and charged to the tenants accordingly. Visits and Inspections Where we manage the property we will on occasion visit and carry out a brief check on cleanliness, maintenance etc. Tenants will be provided with adequate notice of which the visit will take place. Utilities When the lease is signed, it is the tenants responsibility to advise the utility companies of their tenancy and to provide appropriate meter readings etc. Where the property is managed by ourselves the meter readings will be noted at the commencement and termination of the lease. The tenant is responsible for Council Tax and the television licence.
Tenants are responsible for insuring their own belongings during the
tenancy. In the event of any damages or faults occurring at the property,
