Marketing and Advertising

Our marketing includes colour photographs, branch window displays, local newspaper advertising, our website, regularly updated property lists distributed weekly to prospective tenants, regular leaflet drops, striking To Let boards and accompanied viewings.

Finding the right tenant

Finding the right tenant is vital not only for the well being of the property but also for your peace of mind. We undertake references on all prospective tenants which will usually include an employers reference, bank reference, personal reference, credit check and if applicable previous landlords or guarantors references.
We believe our tenant selection techniques are second to none and we insist on full deposits and will carefully monitor rental payments on your behalf.

Property Management and Inventories

Unless instructed otherwise, we will prepare a full Inventory and Schedule of Condition of the property which will protect you and your property. This will be checked and signed by the tenant at the commencement of the lease and then this copy used again upon the tenant's vacation. We will then act on your behalf in settling any disputes concerning dilapidation's in our capacity as stakeholder or landlords agent. If we are managing your property, we will undertake regular visits in order to maintain standards of cleanliness etc. during the tenancy. You will, of course, receive a full written report following each visit. If instructed we can also deal with insurance claims, refurbishment, transfer of utilities, dilapidation disputes, cleaning and gardening, tax management.

Tenancy Agreements

We have knowledge and experience of all current and on-going legislation governing lettings. We will arrange for the correct agreement to be drawn up which can be tailored to meet any individual requirements you may have.

Rent Transfer and Accounting

We can transfer net rental receipts to you within seven working days of us receiving the funds from the tenant. This payment will be accompanied by a fully itemised statement showing you details of income and property related bills which we have paid on your behalf.

Landlords Requirements and Obligations

The landlord is required to obtain written consent to the letting from his bank or building society, if the property is subject to a mortgage. In the current letting climate, such consent is not normally withheld, however, the lender may make a small administrative charge for acknowledging the tenancy.

Your buildings and contents insurers should also be advised of your intention to Let. Should they not be aware of tenants living in the property, any subsequent insurance claim may be considered invalid. Tenants are liable for insuring their own belongings.

The landlord is usually responsible for payment of ground rent, any service charges, most repairs to fixtures and fittings and the general maintenance of the property.

Repairs

We can on highly skilled tradesman to attend to most repairs at competitive prices. However, you can of course leave us with specific instructions to use nominated contractors of your own choice.

SERVICES
 

BRONZE

This is our Letting Only service. We will undertake to market the property on your behalf and carry out accompanied viewings. We will obtain all necessary references on the tenant(s) and prepare all legal documentation for the lease and then after moving the tenants into the property all on going management is carried out by the landlords.
 

SILVER

This is our Bronze service with the addition of rent collection and accounting to landlords as part of the service.
 

GOLD

This is our full management service including rent collection and accounting, property visits and repairs/queries from tenants administration.
